05 · Buyer framework

Before you pay a booking amount

The best buyer advantage is not knowing every project. It is knowing what to verify before you commit.

01 Define your real budget ⌄
Include registration, stamp duty, GST where applicable, parking, floor-rise, maintenance/corpus and interiors — not just the advertised base price.
02 Measure your commute ⌄
Test the actual route at your workday peak. A “20-minute” brochure location can behave very differently at 8:30 AM.
03 Verify RERA ⌄
Match the project, phase, promoter entity, sanctioned plan, registered completion date and quarterly progress on Karnataka RERA.
04 Compare 3 nearby projects ⌄
Compare effective ₹/sq ft, land area, density, open space, amenities, construction stage and possession — not just brochure discounts.
05 Ask what is actually included ⌄
Get a written cost sheet. “Starting from” prices may exclude taxes, statutory charges and project-specific additions.
06 Study exit liquidity ⌄
For investment purchases, ask who the next buyer will be: end-user, tenant, investor or plot buyer — and how much competing supply is coming.

Questions worth asking before a site visit

These answers are intentionally practical rather than promotional.

Is Bangalore property still worth buying in 2026? ⌄
For an end-user with a suitable budget and a long holding period, the market remains supported by employment and infrastructure. But citywide “buy now before prices rise” logic is too simplistic: H1 2026 also showed rising unsold inventory and increasing supply. The project and micro-market matter.
Is North Bangalore the best investment area? ⌄
North Bengaluru has a strong structural story around the airport, employment, aerospace activity and infrastructure. That makes it a corridor to study, not a guarantee of returns. Compare actual access, land quality, current pricing and delivery timelines.
Which builder is the best in Bangalore? ⌄
There is no universal winner. Prestige, Godrej, SOBHA, Brigade and Puravankara are major listed names, while Assetz, Sattva and Total Environment are important Bengaluru-focused/private players. The best choice depends on the project, location, budget and risk tolerance.
Should I buy a new launch or an under-construction property? ⌄
New launches may offer more choice and earlier-stage pricing but carry more construction and execution risk. Under-construction projects let you inspect actual progress. Ready or near-ready homes reduce construction uncertainty but may have a higher entry price.
